What a garage cleanout costs in San Antonio

The short answer

Garages price by volume, because nobody wants to itemize thirty years of accumulation.

• A single-bay garage, or one side of a two-car: 3/8 at $338 or 1/2 at $431.
• A two-car garage you can still walk through: 5/8 at $513 or 3/4 at $587.

Why San Antonio garages fill up

Because you cannot use them for cars, and everybody knows it.

An attached garage on a slab with a west-facing metal door runs far hotter than the air outside from June into September. Nobody wants to get into a car that has been sitting in that, and nobody wants to work out there after ten in the morning. So it becomes the storage room the house does not have, because San Antonio houses do not have basements.

Thirty or forty years of that in a 1960s ranch house off Blanco, Nacogdoches or West Avenue and the garage holds the entire history of the household. The same thing happens faster in new builds out on the far West side around Alamo Ranch, where families move in, fill the three-car garage in a year, and never park in it either.

What is actually in there

The same seven things, in roughly the same proportions, in most garages in this city.

• The old living room set that got rotated out when the new one came.
• A second refrigerator or a chest freezer, often one that died in a summer and was never removed.
• Patio furniture that the sun destroyed, put in the garage to be dealt with later.
• Holiday decorations, mostly in the attic over the garage.
• Kids' sports gear and bikes from children who now have their own houses.
• Paint, chemicals and half-used yard products on the shelf above the workbench.

Item prices for the big pieces

Note that a multi-station home gym is $241, exactly the same as a quarter-truck load. If that machine is going and anything else is going with it, price the load.

Where the crossover sits

Worth checking before you book, because garage jobs sit right on the line.

Three light things: lawn mower $65 + bicycle $37 + charcoal grill $59 = $161. Well under the $241 quarter truck, so itemize.

The home gym corner: treadmill $115 + weight bench $69 + weight set $93 = $277, against a quarter truck at $241. Volume wins by $36.

The dead appliances: chest freezer $146 + mini fridge $115 = $261, against the same $241 quarter truck. Volume wins again.

Once you are past about three medium items, the ladder almost always takes it. The quote calculates both.

What cannot ride along

The shelf above the workbench is the one genuine exception in a garage cleanout.

Paint, solvents, pesticides, pool chemicals, automotive fluids, propane cylinders and car batteries are household hazardous waste and are handled through a dedicated drop-off rather than a general load. The city runs collection for this, so check the current location, hours and accepted list on your city's solid waste page before you plan around it.

Say what you have when you book and you will get a straight answer on what can go on the truck. Do not bury a half-full can of thinner in a box and hope.

Doing it in the right order

The efficient sequence, learned the hard way.

• Pick a morning. In summer, start at seven. By noon the garage is unworkable and you will quit halfway with everything pulled out onto the driveway.
• Empty onto the driveway first, sort there, then put back only what stays. Sorting inside a full garage does not work.
• Do the attic hatch. It is above the garage, it holds the Christmas decorations, and everyone forgets it until the truck has left.
• Separate the hazardous shelf into its own pile immediately.
• Check the shed too while you are at it. Most South and East side lots have one and it is usually another quarter truck.

What you get back

The point of clearing a garage in San Antonio is not the square footage. It is that the house gets a functioning utility space back, and the laundry pair out there stops being surrounded.

If you are selling, it matters more. Buyers walking a listing on the North or Northeast side open the garage door, and a two-car garage you can actually see across reads as a much bigger house than one stacked to the rafters. A full truck at $732 before a listing is cheap next to what a packed garage does to a walkthrough.
